Commission approval requested for <br />Resolution No. 1374 approving an <br />application for real property tax <br />deduction for property located at 2517 <br />and 2525 West Ewing Street and 2502, <br />2510, 2602 and 2612 West Calvert Street <br />in the Sample -Ewing Development Area. <br />(G & M Properties) <br />Mrs. Kolata noted that this is the first <br />residential tax abatement to come before <br />the Commission. In June 1995 the <br />Common Council approved the ordinance <br />authorizing residential tax abatements in <br />residentially distressed areas. There have <br />been others granted, but this is the first <br />one in a redevelopment area. <br />Mr. Beitzinger noted that the ordinance <br />allows the incentive of a five -year, 100 % <br />tax abatement which would help attract <br />development to areas within the City of <br />South Bend which are either vacant or have <br />had a net loss of dwelling units, as <br />documented by demolition permits <br />Mr. Beitzinger read the staff report on the <br />project. G & M Properties proposes to <br />build a series of single family homes on <br />the above identified lots in the Homeland <br />2nd and 3rd Additions. The homes will be <br />approximately 1,036 square feet each on a <br />full 8' basement. Each home will feature <br />vinyl siding and come with a stove, range <br />hood, dish washer and garbage disposal. <br />A floor covering allowance for carpeting <br />and linoleum is included and a 12' x 20' <br />attached garage will also be available. The <br />
