South Bend Redevelopment Commission <br />vFgular Meeting - April 21, 1995 <br />6. NEW BUSEWSS <br />a. Staff report on disposition of property <br />in the Airport Economic Development <br />Area. <br />Mr. Riggs noted that the Commission <br />has received a proposal from Toll Road <br />Industrial Partners to purchase Lot 3 of <br />k <br />the Toll Road Industrial Park. They <br />j propose to construct a 100,000 sq. ft. <br />expansion of their existing 225,000 sq. <br />o ft. distribution facility. The proposed <br />building would be separate from the <br />existing facility, connected only by a <br />covered drive. Construction of the <br />proposed facility is expected to begin in <br />April 1997, with project completion <br />scheduled for October 1997. <br />The proposal includes the purchase of <br />the approximately 4.8 acre Lot 3 at a <br />purchase price of $96,000, or $20,000 <br />per acre. The required 10% faithful <br />performance guaranty was included with <br />the proposal. <br />After completion of the proposed <br />expansion project, Tech Data expects to <br />employ over 250 people. The South <br />Bend facility is now the largest Tech <br />Data facility outside its corporate <br />headquarters in Clearwater, Florida. <br />Mr. Riggs noted that since the start of <br />operations in South Bend last summer, <br />Tech Data has become the largest UPS <br />customer in the area. <br />The Staff recommends approval of the <br />I above described proposal.
