South Bend edevelopment Commission <br />Regular Meeting - January 24, 1992 <br />AN <br />(Cont.) <br />i. continued... <br />j - <br />Upon a motion by Mr. Piasecki, seconded <br />by Ms. Huddleston and unanimously <br />car ied, the Commission approved the <br />con ract with Basile, Baumann, Prost & <br />Ass ciates for professional services <br />rel ted to the Airport Economic <br />Dev lopment Area in the amount of <br />$14 900. <br />. (Parcels <br />C4 -�6 and C4 -17) <br />Mrs Kolata noted that items 6.j., 6.k., <br />and 6.1. all relate to offering parcels <br />C4-:.6 and C4 -17 for sale. Parcels C4 -16 <br />and C4 -17 are the site of the State <br />Theatre. We have had an expression of <br />int rest in rehabilitating the theater <br />for use as a theater. <br />The site is approximately 16,305 sft. <br />Res lution No. 1037 establishes the <br />re- se as commercial, office, retail and <br />est blishes the value at $84,650.00. <br />The Bid Specifications and Design <br />Considerations, among other things, <br />limit the types of uses that would be <br />allowed in the theater. They forbid the <br />showing of X -rated films, adult <br />businesses, adult bookstores, adult <br />mini-motion picture theater, adult motion <br />picture theater, Class B cabaret, <br />amusement arcades, pawn shops, <br />poo /billiard hall, performing animal <br />exhibitions, nor any use that would <br />prohibit the issuance of an alcoholic <br />beverage permit. We would write these <br />covenants into the deed when the property <br />is conveyed. <br />The Bid Specifications also require that <br />the project be completed within one year, <br />tha the storefronts must be retained for <br />COMMISSION APPROVED THE CONTRACT <br />WITH BASILE, BAUMANN, PROST & <br />ASSOCIATES FOR PROFESSIONAL <br />SERVICES RELATED TO THE AIRPORT <br />ECONOMIC DEVELOPMENT AREA IN THE <br />AMOUNT OF $14,900. <br />
