NEW BUSINESS (Cont.) <br />a. conttinueca... <br />4. <br />5. <br />- Extension of utilities such as gas, <br />electric and telephone to the Area <br />and to sites within the Area <br />- Extension of water main as well as <br />storm and sanitary sewers to the <br />Area and to sites within the Area <br />- An expansion and extension of the <br />Exit 72 interchange of the Indiana <br />Toll Road <br />- A widening and extension of Old <br />Cleveland Road, including all <br />appropriate signage and <br />signalization <br />- Construction of appropriate <br />interior access roads, including <br />all necessary curb, sidewalk and <br />lighting inprovements, to serve <br />individual sites within the Area <br />It is the goal of the City of South <br />Bend to encourage new cowtercial and <br />industrial development in the Area, <br />thereby diversifying and expanding <br />business opportunities within the <br />City, increasing the local tax base, <br />and generating new jobs. Multiple <br />ownership of land in the Area <br />presents an obstacle to new <br />cc miercial and industrial <br />development. The current awnership <br />configuration and plat may be <br />inconsistent with optimum ccxmmercial <br />and industrial development in the <br />Area, necessitating the acquisition <br />of land to be replatted and publicly <br />offered for reuse consistent with and <br />in furtherance of the economic <br />develgx -ent plan for the Area. <br />It is expected that the development <br />of this Area will produce a <br />significant increase in the City's <br />overall economic vitality.
