South Bend "velopment CmTatission
Regular Mee ing - January 12, 1990
6. NEW BUSINESS (Cont.)
c. conoinued...
Mr. Nimtz asked if there was objection to
adding these items to the agenda. There was
no objection and items 6.e. and 6.f were
added tc the agenda.
d.
Mrs. Kolata noted that the staff has been
in a period of exclusive negotiations
with a hotel developer for these
properties on Washington Street between
Micbigan Street and St. Joseph Street.
We bad asked the developer to upgrade the
quality of the exterior material from a
Dryvit type material to brick, marble or
similar material. The staff is concerned
that Dryvit does not have an established
track record in this climate.
Mrs. Kolata noted that we have had
difficulty reaching the developer for a
response. In the contacts we were able
to make, the developer indicated that
they have not been able to come up with a
proposal that eliminates Dryvit and is
still affordable to them. They currently
have a proposal that is 40% brick and 60%
Dryvit. However, they are still looking
at other alternatives. Mrs. Kolata
responded that the 60% Dryvit was still
not satisfactory to the Commission. She
also pointed out that the 60-day period
of eKcIusive negotiations had lapsed and
been extended. We have left several
phona messages but were only able to
reaci one principal late yesterday.
Basel on that conversation, we telefaxed
a le to them early this morning
stating that the staff intended to
recomiend that the exclusive negotiations
not biee extended since it does not appear
that they can change the exterior and
upgr%de the quality of the building.
I Me
