Pocius to <br />s=iarize the proposal, the plan for <br />the area, and then we have attached <br />to the back of the resolution a <br />FirKLing of Fact that we would expect <br />the Comnission to adopt as part of <br />Res6lution No. 896. <br />Mr. Nimtz: The chair recognizes K.C. <br />Mr. Pocius: The Brick/Olive Economic <br />Development Area, located in the <br />northwest part of South Bend, is <br />right at the edge of the city <br />1' ts. It is bounded on the north <br />by Brick Road, on the east by the <br />U.S 31 Bypass, on the south by the <br />ana Toll Road, and on the west by <br />Olive Road. It is an area which <br />enccmipasses approximately 100 acres, <br />and is zoned "D ". It is an area <br />which is in need of public <br />improvements if it is to have further <br />economic development. At the present <br />time about 40 of those 100 acres are <br />dev sped by 8 separate businesses <br />which have buildings over 100,000 <br />sqjwLre feet. At the present time <br />more than half of the area is <br />and veloped and will remain so unless <br />rxu4ed public improvements are made. <br />The public improvements I am speaking <br />of include the construction of a <br />road, as I've outlined here in <br />yellow, which would basically be the <br />extension of Orange Road going from <br />Brick Road south approximately 1,000 <br />feet.. It would be a three lane, <br />42-foot wide road. There would be <br />corLstruction of a turning lane fran <br />Brick Road to access that road as <br />well. as an extension of necessary <br />utilities, such as water and sanitary <br />We expect that the economic <br />deve,lopment of this area will create <br />99M <br />
