Continued... <br />rel ted to the Luther Beverage property and one is <br />a v cant piece of land between the existing <br />Cre cent Electric building and the East Race. <br />The South Bend Redevelopment Commission has <br />conducted a study of the East Bank Development <br />Area and has found that the area is blighted and <br />conditions can not be corrected by the regulatory <br />process or by ordinary operations of private <br />ent rprise. This finding is based on the <br />fol owing information: <br />1. Thirty -seven percent (370) of the land within <br />the boundaries of the East Bank Development <br />Area is currently vacant. (This does not <br />include land used for streets and alleys.) <br />2. Ihere are sixty -three (63) commercial <br />structures in the East Bank Development Area. <br />Six of these structures have been (or soon <br />ill be) acquired by the Department of <br />Redevelopment and are scheduled for <br />demolition. These buildings contain 76, 645 <br />q. ft. and are on parcels totalling 178,605 <br />q. ft. When cleared, these parcels will <br />inean an additional eleven percent (11 %) of the <br />area will be vacant, making a total of 480 of <br />and vacant, exclusive of streets and alleys. <br />3. additional ten structures in the area are <br />vacant and are not scheduled for Redevelopment <br />acquisition. These buildings contain 114,090 <br />q. ft. of space. Six other structures are <br />derutilized or partially vacant. These <br />buildings contain 304,104 sq. ft. of space. <br />4. Of the sixty -three (63) commercial structures <br />in the East Bank Development Area <br />pproximately eighty -two percent (82 %) require <br />cosmetic and /or structural repairs. <br />5. 7here are fifteen (15) residential structures <br />in the East Bank Development Area. All of <br />these structures (1000) require cosmetic <br />and/or structural repairs. <br />6. Over the last three years the number of <br />erivironmental complaints in the East Bank <br />
