Continued... rel ted to the Luther Beverage property and one is a v cant piece of land between the existing Cre cent Electric building and the East Race. The South Bend Redevelopment Commission has conducted a study of the East Bank Development Area and has found that the area is blighted and conditions can not be corrected by the regulatory process or by ordinary operations of private ent rprise. This finding is based on the fol owing information: 1. Thirty -seven percent (370) of the land within the boundaries of the East Bank Development Area is currently vacant. (This does not include land used for streets and alleys.) 2. Ihere are sixty -three (63) commercial structures in the East Bank Development Area. Six of these structures have been (or soon ill be) acquired by the Department of Redevelopment and are scheduled for demolition. These buildings contain 76, 645 q. ft. and are on parcels totalling 178,605 q. ft. When cleared, these parcels will inean an additional eleven percent (11 %) of the area will be vacant, making a total of 480 of and vacant, exclusive of streets and alleys. 3. additional ten structures in the area are vacant and are not scheduled for Redevelopment acquisition. These buildings contain 114,090 q. ft. of space. Six other structures are derutilized or partially vacant. These buildings contain 304,104 sq. ft. of space. 4. Of the sixty -three (63) commercial structures in the East Bank Development Area pproximately eighty -two percent (82 %) require cosmetic and /or structural repairs. 5. 7here are fifteen (15) residential structures in the East Bank Development Area.
