Our <br />preferred method would be replacement with wood windows though window 14 would <br />have to be stripped and re installed (due to its unique shape) and the bowed glass <br />window fixed shut and repainted. I can add in a third alternate to strip all remaining <br />windows, but the total for the wood replacement option is already at $110,014.14. For a <br />duplex that’s ~$10,000 below where we would need to defer the project. <br /> <br />I can alter the door replacement spec to just stripping down the friction and impact <br />surfaces and repainting the door and casing. <br /> <br />The deck paint itself is lead and deteriorated and either needs to be enclosed or all paint <br />removed. I can probably get you an example from my inspection company of what kind <br />of product they intend to be use if that would be useful? LaSalle Ae. South Bend <br /> <br />Justin – <br /> <br />I’ve reviewed the specifications that you shared last Tuesday. Replacing the original <br />windows is probably not an option. Precedent for Local Landmarks with an <br />Outstanding rating is for original windows to be preserved. The Commission will <br />question the condition of each window proposed for replacement, and will ask for an <br />evaluation by a restoration professional. <br /> <br />If the original windows are considered deteriorated beyond repair, new wood <br />windows would be considered, if they are the same style and size as the originals.
