CONrvtUNICATIONS (continued) <br />Ms. (Auburn continues..... <br />tal ing about long -term leases, we are talking about <br />sho t term usage of some downtown area. I don't have <br />any problem with delegating that responsibility and <br />fle ibility to the staff. <br />Mr. Robinson: I would hope, because of the present <br />conditions of some of the buildings, that <br />our legal staff would be involved as well as the <br />Redevelopment staff to insure that if something <br />happens beyond our control (that we are not truly <br />responsible for) that we aren't going to get <br />involved with a lot of litigation. <br />Mr. Ellison: If there is negotiation it might <br />cen er along costs, but the normal requirements <br />rel tive to our rights, and tenants rights being <br />spe led out would of course be contained in the <br />Mr. Cira: To avoid showing any partiality, W. Ellison, <br />I feel you should treat everyone the same way. <br />The same dollar per square foot and everybody carries <br />their own liability insurance. <br />Mr. Ellison: Liability insurance is indeed <br />required. We don't know yet to what extent there <br />is a market for the space, but one objective is to <br />try to fill the space. If we were, for instance, <br />to have it appraised and establish economic rents, <br />we don't know we could lease it. <br />D1s. Auburn: Some of the buildings may be different <br />too as there may be more fixtures left in <br />them. I would assume that Business Systems <br />space is still more usable than Gallenkamp's and <br />the Fabric Store. I believe they pulled everything <br />out of those two structures. <br />Mr. Ellison: That is correct so we can't have a flat <br />rat because of the space quality differences from <br />bui ding to building. <br />Ms. Auburn: It would cost me more to move in as <br />a Lessee because I would have to get hookups etc. <br />Mr: Ellison: That is correct. Some stores are <br />in TAorse condition than others. Therefore the cost <br />to ome tenants would be greater in terms of <br />-14- <br />
