• <br /> • <br /> STAFF REPORT April 8, 1996 <br /> South Bend Redevelopment Commission 1712-96 <br /> Location: 211-213 S. <br /> Michigan Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "C" Commercial, "G" Height and Area to <br /> "A-3" Mixed Use Multi-family Residential and <br /> Commercial, "G" Height and Area to allow <br /> apartments and retail and commercial uses. <br /> EXISTING LAND USE: The property contains a vacant commercial <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a bank zoned "C" <br /> Commercial, "G" Height and Area; to the east <br /> are retail, commercial, and office buildings <br /> zoned "C" Commercial, "G" Height and Area; to <br /> the south are office and commercial buildings <br /> zoned "C" Commercial, "G" Height and Area; and <br /> to the west is the Federal Courthouse and a <br /> parking ramp zoned "C" Commercial, "G" Height <br /> and Area. <br /> ACCESS: Access to the site is from Jefferson Boulevard <br /> and Michigan Street. <br /> WATER SOURCE/SEWAGE DISPOSAL: Water and sewer is available to the site. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> SITE DATA: The total site to be rezoned is 26,161 square <br /> feet. Of that, the buildings will occupy <br /> 22,525 square feet, or 86 percent of the site <br /> and 3,636 square feet or 14 percent of the <br /> site will remain as open space. <br /> ENVIRONMENTAL DATA: A check of the Agency's maps indicates that <br /> the site is in a wellfield area, but no public <br /> wells, wetlands, flood or environmental hazard <br /> areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: <br />
