Mr'. <br />r ath <br />by h <br />indu <br />SAMPLE STREET AREA <br />Sucher stated the Sample Street area should be used for industrial <br />:r than residential purposes. This area is completely surrounded <br />;avy industrial and railroad uses., and has been zoned for light <br />;try for a considerable length of time. <br />The boundaries are Prairie Avenue, Scott Street, the NYC RR Tracks, <br />Chapin Street, Dunham Street, the Alley North of Dunham Street, <br />McPherson Street, Sample Street, Catalpa Avenue and Garst Street, <br />Also, the Studebaker- Packard Corporation borders the East, and the <br />Oliv r Plant borders the West. <br />With the elimination of the dwelling structures. there should be no <br />objection to-heavy industrial zoning for the area Clearance of the <br />area would greatly facilitate the widening, of Sample Street through the <br />area, which is a definite proposal of the Thoroughfare Plan. <br />About 45 acres of good industrial land would be made available to <br />the existing adjoining industries for expansion & /or parking, or to <br />new enterprises coming into the City. The elimination of residential <br />uses from this area may also be considered a desirable planning goal. <br />This thinking is fully concurred by the Planning Commission. <br />The ity's share of the cost in this project would be approximately <br />$800 000.00, a substantial part of which the City would have to spend <br />in a y event on the future widening of Sample Street in this area. <br />Taxes collected at present are $30, 000.00 a year. If the redevelop- <br />ment plan is carried through to completion, a tax revenue of approx- <br />ima.t ly $150, 000.00 would be in order. <br />As a <br />prop <br />peop] <br />time <br />Mr. <br />resi, <br />orde <br />prop <br />"first project" this would well qualify. It is a compact piece of <br />:rty. There are 50 acres with the potential of employing 1, 000 <br />e. This is an important factor to consider, especially in this <br />of unemployment. <br />LINDEN AVENUE AREA <br />Sucher stated this possible project would be redeveloped for new• <br />ential use. The old deteriorated residences would be cleared in <br />to build new housing, and provide an adequate site for the <br />used new school. <br />
