Mr'.
r ath
by h
indu
SAMPLE STREET AREA
Sucher stated the Sample Street area should be used for industrial
:r than residential purposes. This area is completely surrounded
;avy industrial and railroad uses., and has been zoned for light
;try for a considerable length of time.
The boundaries are Prairie Avenue, Scott Street, the NYC RR Tracks,
Chapin Street, Dunham Street, the Alley North of Dunham Street,
McPherson Street, Sample Street, Catalpa Avenue and Garst Street,
Also, the Studebaker- Packard Corporation borders the East, and the
Oliv r Plant borders the West.
With the elimination of the dwelling structures. there should be no
objection to-heavy industrial zoning for the area Clearance of the
area would greatly facilitate the widening, of Sample Street through the
area, which is a definite proposal of the Thoroughfare Plan.
About 45 acres of good industrial land would be made available to
the existing adjoining industries for expansion & /or parking, or to
new enterprises coming into the City. The elimination of residential
uses from this area may also be considered a desirable planning goal.
This thinking is fully concurred by the Planning Commission.
The ity's share of the cost in this project would be approximately
$800 000.00, a substantial part of which the City would have to spend
in a y event on the future widening of Sample Street in this area.
Taxes collected at present are $30, 000.00 a year. If the redevelop-
ment plan is carried through to completion, a tax revenue of approx-
ima.t ly $150, 000.00 would be in order.
As a
prop
peop]
time
Mr.
resi,
orde
prop
"first project" this would well qualify. It is a compact piece of
:rty. There are 50 acres with the potential of employing 1, 000
e. This is an important factor to consider, especially in this
of unemployment.
LINDEN AVENUE AREA
Sucher stated this possible project would be redeveloped for new•
ential use. The old deteriorated residences would be cleared in
to build new housing, and provide an adequate site for the
used new school.
