5. The Department of Redevelopment recognizes that there <br />presently exist in the Area certain uses which do not <br />conform to the Development Plan Goals, Objectives and <br />Controls. Such uses will be allowed to continue unless <br />the Department acquires the subject property through its <br />regular acquisition procedures. <br />a. Such uses may only be expanded within existing <br />buildings. <br />b. If such uses are damaged by fire or other means <br />to an extent of less than 50% of its replacement <br />costs, the use may be reconstructed, but if such <br />damage is in excess of 50% of the replacement <br />cost, the use may not be reconstructed except in <br />accordance with the provisions of this Development <br />Plan. <br />4 2/2/81 <br />Industrial: The sub -area South of Bronson is designated <br />for industrial expansion and relocation. The present <br />street system will be modified to permit assemblage of <br />large parcels of land. <br />B. Development Controls <br />The controls and regulations for the Development Area are <br />designed to provide for development that is consistent with <br />Plan Goals and Objectives and to assure compatibility of <br />' <br />development throughout the area. <br />1. All proposed development is subject to review and approval <br />' <br />by the Monroe - Sample Design Review Committee. <br />2. Zoning requirements shall be the same as those in the "B" <br />' <br />Residence District, "C" Commercial Destrict, "D" Light <br />Industrial District, and "E" Heavy Industrial District <br />as identified in Chapter 21, Article 2, Divisions 5, 7, <br />10, and 11 of the Municipal Code of the City of South <br />Bend. Map 3 outlines the areas for each zoning classifi- <br />cation. <br />3. Height and area requirements shall be the same as those <br />' <br />in the "E" and "F" Height and Area Districts as identified <br />in Chapter 21, Article 4, Divisions 6 and 7 of the Munici- <br />pal Code of the City of South Bend. Map 4 outlines the <br />areas for each height and area classification. <br />4. Off- premise signs may not be erected or placed within <br />' <br />the Monroe- Sample Development Area. Sign size, design <br />and placement shall be subject to review and approval <br />by the Monroe - Sample Design Review Committee. <br />5.
