Angela Blvd. <br />South Bend, IN 46697 <br />Re: Ignition Park- Infrastructure Design Phase 1B (Design Development) <br />South Bend, IN <br />Dear Geri: <br />BSA LifeStructures is pleased to submit a proposal for the site infrastructure design services <br />required to develop Phase 1B of Ignition Park. This specific proposal is for Design Development <br />drawings only. However, a breakdown of the fees for the entire project is included in a table <br />below. As is standard practice, these fees also include construction supervision throughout the <br />duration of the construction for this scope of work. <br />It is our understanding that the preferred process for design of Phase 1B would be for BSA <br />LifeStructures to complete Design Development drawings of the site (approximately 306 complete <br />drawings) and then have the cost evaluated by a third party prior to completing Construction <br />Documents and taking the project out for bid. If the City decides the cost of the project is not <br />viable at the Design Development review, or that the scope of work needs to be reduced due to <br />budgetary concerns, the remainder of the fees noted in the table below would need to be modified <br />prior to extending BSA LifeStructures' contract beyond the Design Development level covered <br />under this proposal. Based on the Master Plan, the following scope will be necessary for the <br />design: <br />• New roadways connecting from the 4 sides of the site to the center round -about will be <br />constructed along with their associated pedestrian walks, rain gardens, street lighting <br />and signage. <br />• The two pedestrian green boulevards heading out form the center of the site to the <br />northeast and northwest will be developed. <br />• The remainder of the site will be graded and seeded with prairie grasses. <br />• A storm water management system, including a series of rain gardens, canals and a <br />retention basin will be installed as well as the wells and pumping facilities required to <br />properly control the system. <br />• Design of the utility infrastructure including looping of the primary systems around the <br />center round - about: power, communications, water, sewer and storm water. <br />• The center plaza, green space and minimal parking will be designed as well. <br />
