The Variances also allow for flexibility in not being required to <br /> plant additional landscaping along the perimeter of the lot. <br /> The Petitioner believes that approval of the above Variances for this <br /> parcel for residential development will not be detrimental to adjacent <br /> properties, nor will it adversely affect the surrounding property <br /> values. <br /> PARCEL "F" (701 South Street) : <br /> SPECIAL EXCEPTION REQUEST: <br /> A) . Approval of a Special Exception to be allowed to have the option to <br /> use property for a Single Family Dwelling for the 701 South Street, <br /> South Bend, Indiana per Section 21-02.03 (a) (2) (F) of the City of South <br /> Bend Zoning Ordinance. <br /> The Special Exception is being requested is to allow for the existing <br /> home on this parcel to be used for either a residential Duplex dwelling <br /> or single-family home. <br /> The Petitioners and the contingent purchasers would ask the Board <br /> Members to agree that approval of the Special Exception to allow the <br /> parcel to be used for either multi-family or single-family use, would <br /> not be injurious to the public health, safety, comfort, community moral <br /> standards, convenience or general welfare, or injure or adversely affect <br /> the use of the adjacent area or property values therein, and that the <br /> proposed uses will be consistent with the character of the district in <br /> which they are located and the land uses authorized therein, and that <br /> the proposed uses are compatible with the recommendations of the City of <br /> South Bend Comprehensive plan, all of which is requested by the South <br /> Bend Municipal Code § 21-09.03 (i) . <br /> VARIANCE REQUESTS: <br /> 1) . A Variance from <br /> the required minimum 6 ft. wide Side-yard setbacks a minimum of a 4 ft. <br /> Wide Side-yard setbacks along the East and West property lines as shown <br /> and be allowed to have sidewalks in said Side-yard setbacks; 4) .
