South Bend Redevelopment Commission <br />Regular Meeting —October 11, 2011 <br />Upon a motion by Ms. King, seconded by <br />Mr. Downes and unanimously carried, the <br />Commission approved the request for <br />$10,000 participation to support the <br />infrastructure improvement project at 113 E. <br />Wayne Street. <br />B. Airport Economic Development Area <br />(1) Proposal from BSA LifeStructures for <br />Ignition Park Phase 1B design <br />development. <br />Ms. Hathaway noted that on July 26, 2011, <br />the Commission approved the BSA proposal <br />for development of Ignition Park's Phase 1 A <br />construction documentation to provide road <br />access and utilities to Lot #4, enabling Data <br />Realty to construct its 50,000 sq. ft. building <br />in 2012. She showed a rendering of the <br />park's streets with a circle road at the center, <br />around a development lot and retention pond, <br />access roads to that circle from each side <br />street, and an access road concentric to the <br />circle which would be constructed later <br />behind development. <br />Phase I is only the first step in the <br />development of Ignition Park. Construction <br />documents for the entire park are required to <br />define the roadways and utilities, including <br />pedestrian green boulevards, canals and a <br />retention basin. The full build -out of the <br />ecosystem components of the Master Plan <br />(grey water reuse, energy center, solar & <br />wind) will be implemented in phases as the <br />products selected and the overall systems are <br />deemed sufficiently tested, maintainable, cost <br />effective, and when they provide added value <br />to the city and park tenants. <br />Phase 1 B provides for development of the <br />7 <br />COMMISSION APPROVED THE REQUEST FOR <br />$10,000 PARTICIPATION TO SUPPORT THE <br />INFRASTRUCTURE IMPROVEMENT PROJECT AT <br />113 E. WAYNE STREET. <br />
