E. <br />Area is bounded by the St. Joseph River to the west, LaSalle Avenue to the south, <br />Twyckenham Drive to the east, and Napoleon Street and the city's corporate <br />boundary north of Napoleon to the north. The total acreage of the area is 616 <br />acres. <br />Land Use <br />Land uses within the area include residential, commercial, light industrial, <br />institutional, park and open space and vacant land. Map 2 illustrates the current <br />land uses within the Development Area. In descending order by acreage, the <br />following breakout applies: <br />Land Use <br />Acreage Percent <br />Residential <br />397.9 <br />64.5% <br />Commercial <br />114.3 <br />18.6% <br />Vacant Land <br />52.9 <br />8.6% <br />Parks & Recreation <br />38.8 <br />6.3% <br />Industrial <br />12.1 <br />2.0% <br />Map 3 presents an overview of projected land uses supported by the Northeast <br />Neighborhood Development Area Plan. Broad categories of land use have been <br />identified. As a more detailed plan is developed for the area, additional maps and <br />supplemental information will be added to this Development Area Plan. <br />Zoning <br />Map 4 illustrates the location of current zoning districts within the Northeast <br />Neighborhood. Within the 616 acres of the Development Area, the following <br />zoning classifications are represented: <br />A Residential <br />A3 Residential <br />B Residential <br />C, C1 Commercial <br />O Office <br />LI Light Industrial <br />primarily single - family <br />mixed use, multifamily /commercial <br />multi - family <br />retail and services <br />business offices <br />range of non - noxious industrial uses <br />Acreage per classification is estimated below: <br />10 <br />
