• Improve Ireland Road from Miami Street west to Michigan Street to <br />provide center turn lanes or landscaped medians <br />• Install distinct district light fixtures and landscaping along Ireland <br />Road <br />• Improve Miami Street from Ireland Road south to Jackson Road to <br />provide center turn lanes or landscaped medians <br />• Install distinct district light fixtures and landscaping along Miami <br />Street <br />• Install district, city gateway and attraction signage along Ireland <br />Road and Michigan Street <br />• Install signage east and west of the proposed bypass interchange <br />to advertise Erskine Hills and the commercial nodes located at <br />intersection of Ireland Road and Miami Street and Ireland Road <br />and Michigan Street <br />• Upgrade or develop pedestrian circulation and pathway systems to <br />connect residential and commercial areas <br />• Facilitate burial of overhead utilities along Ireland Road and Miami <br />Street <br />• Remove or realign curb -cuts along Ireland Road and Miami Street <br />to promote more organized traffic circulation <br />D. Broadmoor Plaza Sub - District <br />This sub - district is generally described as the commercial area located <br />northeast of the intersection of Miami Street and Ireland Road. The sub- <br />district only includes the Broadmoor Plaza and an adjacent section of <br />Miami Street. The plaza consists of a single -story linear structure and a <br />variety of single user structures located along the plaza boundary on <br />Miami Street and Ireland Road. <br />The Broadmoor Plaza Sub - District is stable and provides little opportunity <br />or need for total site redevelopment. The potential for this site is the <br />elimination of some outdated outlot facilities (i.e., bank drive -thru <br />structure) and the construction of new outlot facilities. There is also the <br />opportunity for expansion of the major plaza tenant, Kroger Supermarket, <br />that would provide a stabilizing factor to the sub - district. There are two <br />23 <br />
