south of the plaza and the school property were included in this district to <br />allow for infrastructure upgrades that might be related to the development <br />r+°3 of an interchange. <br />The Erskine Plaza Sub - District is stable at this point and is seeing growth <br />with the expansion of the Martin's Supermarket and the construction of a <br />new MFB Bank Branch at the corner of Ireland Road and High Street. <br />There are three challenges that are associated with this sub - district. First, <br />a large portion of this site is occupied by a stormwater retention system <br />that is located along the Miami Street frontage. This facility was <br />constructed before the development of the plaza, but its long -term <br />relocation needs to be considered to open opportunities for more <br />development in this sub - district. The second major challenge is that the <br />outlot structures are oriented to Ireland Road and Miami Street with few <br />quality integration points to the larger center area. Circulation in this sub- <br />district is challenged not only within the plaza side of the site but also by <br />the high number of curb -cuts on both Miami and Ireland. A goal of this <br />sub - district should be to create a better circulation network in this <br />quadrant. The third challenge to this sub - district is the lack of an <br />interchange at Miami Street and the Bypass. As part of the mall site <br />redevelopment, bypass options will be explored and developed. <br />There are three reference maps and one reference table for this sub- <br />district. Map 6 details the boundary area of the sub - district. Map 6A <br />details the tax identification numbers for each parcel within the sub- <br />district. Map 6B and Table 4 detail the owner and tenant information for <br />the plaza and outlot buildings. <br />Sub - District Goals: <br />• Stabilize retail market area along Ireland Road and Miami Street <br />• Facilitate and coordinate redevelopment projects in the sub - district <br />• Relocate overhead power lines and related tower units in <br />conjunction with the mall site redevelopment <br />• Design and construct a partial or full interchange at the Bypass and <br />Miami Street <br />• Facilitate improvements to the perimeter of Erskine Park Golf <br />Course along Ireland Road to improve the appearance of the <br />property <br />22 <br />
