B. Activities <br />The redevelopment activities planned for the South Side Economic <br />Development Project District will include: <br />• Pre - development activities, including, but not limited to, <br />engineering, architectural, planning, traffic analysis, market area, <br />marketing, program development, title, survey, appraisal, legal, and <br />environmental assessment and testing <br />• Acquisition of private and publically -owned real estate <br />• Relocation of individuals, households and businesses <br />• Clearance of structures and other improvements; vacation of some <br />streets and other public right -of -way <br />• Assemblage of development sites <br />• Rehabilitation of industrial, commercial and residential structures <br />• Disposition of assembled cleared sites, rehabilitated structures, <br />and other properties <br />• Public works improvements and infrastructure, including, but not <br />limited to, streets, water, sewer and other utilities, lighting, traffic <br />controls, landscaping, park, open space and recreational facilities <br />• Environmental study and remediation of properties <br />It is imperative to note that the funds generated by the sales tax increment <br />program can only be used for the items listed in Section 11, Sub -Point D <br />of this document. Any other funds needed will have to come from other <br />funding sources such as the South Side Development Area TIF or other <br />City sources. <br />The next section outlines very broad plans for the application of some of <br />these activities within each of the three sub - districts. Until more detailed <br />plans are developed in conjunction with the private sector developers, <br />interest/stakeholder groups like the South Gateway Association and <br />interested community members and residents, it is premature to develop a <br />more detailed, specific set of activities for each sub - district within the <br />South Side Economic Development Project District. <br />18 <br />
