• Facilitate redevelopment and land assemblage of parcels to create <br />new development opportunities <br />• Burial of overhead utilities along Miami and Ireland <br />• Facilitate improvements to the perimeter of Erskine Park Golf <br />Course along Ireland and Miami to improve the appearance of the <br />property <br />• Remove or realign curb -cuts along Ireland to promote more <br />organized traffic circulation <br />C. South Gateway Sub -Area <br />This sub -area consists of XXXX acres and is general described as the <br />commercial area east of Fellows Street to west of Lafayette Street and <br />north from the Bypass to Chippewa. This sub -area is the gateway into the <br />City from the south and will only be enhanced as the destination and <br />entry hub to the City with the future upgrade of the US 31 Corridor to <br />Indianapolis. This sub -area will serve as the western anchor of the <br />Erskine Hills Shopping District and will also serve as the southern anchor <br />to the Michigan & Main Commercial Corridor. This area is mostly <br />developed with a variety of commercial uses including the Kerasotes <br />Showplace 16 Theater Complex, the O'Brien Park Complex and the <br />Michigan /Bypass interchange. The development challenges in this sub- <br />area includes the redevelopment and potential environmental remediation <br />of the twenty -six acre Fitterling Landfill property as well as the upgrade of <br />traffic circulation and infrastructure improvements on Michigan Street and <br />West Ireland Road. The opportunities for the sub -area include its location <br />on a variety of major traffic intersections, the opportunity to include the <br />: theater and park and Chippewa Bowling Alley into a recreational and <br />entertainment district for the southern end of the city and neighboring <br />multi- county region, and strong mix of existing businesses. <br />Sub -Area Goals: <br />Facilitate and coordinate the redevelopment project at the Fitterling <br />Landfill site <br />27 <br />
