The four strategies highlighted above focus heavily on the physical and <br />economic redevelopment and revitalization of the South Side <br />Development Area. However, the importance of incorporating a broader, <br />more comprehensive effort to focus on private sector investment and <br />reinvestment strategies, public - private partnership building, neighborhood <br />organizational needs, and capacity - building must be emphasized. <br />B. Activities <br />The redevelopment activities in the South Side Development Area Plan, <br />as adopted by the Redevelopment Commission, will include: <br />Pre - development activities, including, but not limited to, <br />engineering, architectural, planning, traffic analysis, market area, <br />marketing, program development, title, survey, appraisal, legal, and <br />environmental assessment and testing <br />2. Acquisition of private and publically -owned real estate <br />3. Relocation of individuals, households and businesses <br />4. Clearance of structures and other improvements; vacation of some <br />streets and other public right -of -way <br />5. Assemblage of development sites <br />6. Rehabilitation of industrial, commercial and residential structures <br />7. Disposition of assembled cleared sites, rehabilitated structures, <br />and other properties <br />8. Public works improvements and infrastructure, including, but not <br />limited to, streets, water, sewer and other utilities, lighting, traffic <br />controls, landscaping, park, open space and recreational facilities <br />9. Environmental study and remediation of properties <br />A series of activities that are not directly related to the physical <br />redevelopment of the South Side Development Area will be critical to the <br />community's long term success in the project area. The next section <br />outlines very broad plans for the application of some of these activities <br />within each sub -area.
