a traffic circulation alternative to Ireland Road and can serve as an <br />asset in moving people in, out and along the corridor. <br />G. Demographics <br />The census tract areas included within and surrounding the development <br />area are a very typical cross section of the population of the city of South <br />Bend. There are many stable middle class neighborhoods within the <br />development area including the Scottsdale subdivision, a large multi -unit <br />apartment complex (Irish Hills) east of the area, and some solid upper <br />class neighborhoods like Erskine Manor and Twyckenham Hills. A table <br />with some basic demographic information is included as Table 2 and can <br />be referenced to Map 9 for specific census tract area locations. <br />H. Public Institutions, Facilities & Recreational Areas <br />The South Side Development Area has one major institutional user <br />(Lesea Incorporated), two City -owned recreational facilities (Erskine Park <br />Golf Course and the O'Brien Recreational Center), one Fire Station <br />(Station 13) and one City -owned water well field is located within the area <br />boundary. The total land area for these five facilities is XXXX acres and <br />accounts for XXXX % of the total land area of the development area. <br />These five uses are complements to the development area and will <br />continue to serve as anchors for this area. A location map for these <br />facilities is included as Map 10. <br />Environmental Conditions <br />There exists the potential for some environmentally challenged <br />development sites and remediation opportunities within the South <br />Gateway and Michigan & Main Street Commercial Corridor Sub - Areas. <br />Both of these sub -areas contain several past and present industrial <br />properties. The South Gateway sub -area contains the Fitterling Landfill <br />site, the Burnett Industrial Park and Lock Joint Tube (formerly the <br />Torrington/Wheel Horse facility). Also, located adjacent to the South <br />Gateway sub -area is a large bulk chemical storage facility and several <br />other industrial users. Within the Michigan & Main Street Commercial <br />Corridor is an auto salvage yard as well as other industrial users. A more <br />thorough investigation of environmental conditions will be completed as <br />the sub -area plans are developed. <br />18 <br />
