This area is mostly developed with a variety <br />of commercial uses including the Kerasotes Showplace 16 Theater <br />Complex, the O'Brien Park Complex and the Michigan /Bypass <br />interchange. The development challenges in this sub -area <br />includes the redevelopment of the 26 acre Fitterling Landfill <br />property as well as the upgrade of traffic circulation and <br />infrastructure improvements on Michigan Street and West Ireland <br />Road. The opportunities for the sub -area include its location on a <br />variety of major traffic intersections, the opportunity to include the <br />theater and park and Chippewa Bowling Alley into a recreational <br />and entertainment district for the southern end of the city as well as <br />a multi- county region, and a strong mix of existing businesses. <br />4. Michigan & Main Street Commercial Sub -Area <br />This sub -area consists of XXXX acres and is general described as <br />the commercial area east of Fellows Street to west of Lafayette <br />Street and north from the Bypass to Chippewa. This sub -area is <br />the gateway into the City from the south and will only be enhanced <br />as the destination and entry hub to the City with the future upgrade <br />of the US 31 Corridor to Indianapolis. This sub -area will serve as <br />the western anchor of the Erskine Hills Shopping District and will <br />also serve as the southern anchor to the Michigan & Main <br />Commercial Corridor. This area is mostly developed with a variety <br />of commercial uses including the Kerasotes Showplace 16 Theater <br />Complex, the O'Brien Park Complex and the Michigan /Bypass <br />interchange. The development challenges in this sub -area <br />includes the redevelopment and potential environmental <br />remediation of the twenty -six acre Fitterling Landfill property as well <br />as the upgrade of traffic circulation and infrastructure <br />improvements on Michigan Street and West Ireland Road.
