South Bend Central Development Area <br />(7) continued... <br />proposal to lease a portion of the space. The <br />staff recommends that the entire space be <br />released to Dawn Kendall who is currently <br />in the premises on a month -to -month lease. <br />The first year she would use the entire space, <br />but would pay a rental amount based only on <br />the 1,788 sft portion. The second year the <br />rental rate would be based on the 1,788 sft <br />plus 50% of the additional space. The third <br />year the rent would be based on the total <br />square footage. This is all tied to Ms. <br />Kendall participating in a series of training <br />seminars or programs offered through the <br />Small Business Development Center. <br />Mr. Mathia noted that he and Jan Fye of the <br />Small Business Development Center met <br />with Dawn Kendall to discuss options for <br />training. The SBDC offers a one -day <br />training in marketing which Dawn will <br />attend. Jan will also mentor Dawn and Dawn <br />will be assisted by the SBDC's Collegiate <br />Management Assistance Program, possibly <br />through Davenport College. <br />Additionally, Mr. Mathia pointed out that <br />Dawn has done some things to increase <br />business: (1) She has opened a salad bar in <br />the restaurant and (2) has begun offering a <br />breakfast menu starting at 7:00 a.m. <br />Mr. Williams also noted that Dawn will be <br />submitting monthly profit and loss <br />statements to CB Richard Ellis which will <br />analyze and report their findings to the <br />department. <br />8 <br />
