South Bend Redevelopment Commission <br />Regular Meeting —March 1, 2002 <br />6. NEW BUSINESS (CONT.) <br />D. Sample -Ewing Development Area <br />(4) continued... <br />and any sublease would have to be <br />approved by the Commission. Mr. <br />Lambert advised Ms. Kolata by letter that <br />he would wait to negotiate the terms of the <br />sublease until after the Commission <br />approved the sublease. Mr. Lambert <br />further advised that the lease would be <br />month to month. Ms. Kolata recommended <br />that if the Commission approves the <br />sublease it should be on the condition that <br />no relocation benefits would be provided <br />to Mr. Dewald should the lease with <br />SASCO be terminated. Ms. Kolata noted <br />that there are 8 years left on the SASCO <br />lease. Ms. Kolata also recommended that it <br />should be specified in any sublease that, if <br />SASCO ceases operation, the sublease <br />with Dewald would be terminated. Ms. <br />Kolata also recommended that the <br />sublease stipulate that all work done to the <br />building by Dewald must be up to code <br />and be satisfactory to both the Building <br />Department and the Fire Department. That <br />would include improvements to the front <br />entrance. <br />Ms. Kolata advised that the signs Mr. <br />Dewald has proposed for the exterior of <br />the building are inappropriate for the <br />building. They are large signs to be put up <br />at the second floor level on two sides of <br />the building and seem to be more of a <br />billboard than a sign. The suggested <br />alternative is either a monument sign at the <br />corner of Franklin and Sample, or a small <br />sign located on the wall adjacent to the <br />front door on Sample. <br />17 <br />
