Sample -Ewing Development Area <br />(1) continued... <br />(1) disposition completed by the June 6 <br />Redevelopment Commission meeting; <br />(2) Ziolkowski must take over maintenance <br />of the property and maintain it to an <br />improved level; (3) Ziolkowski must <br />perform basic site improvements as <br />negotiated with the Redevelopment <br />Commission; and (4) Ziolkowski must begin <br />on the project within two years of closing or <br />negotiate a time period acceptable to the <br />Commission. Site improvements included <br />with the Contract for Sale of Land must <br />include all property owned by Ziolkowski on <br />this block and any requirements determined <br />IL to be appropriate by the Redevelopment <br />Commission. <br />Ms. Greene pointed out that I.C. 36 -7 -22 (f) <br />states that the Commission may reject all <br />bids or it may make an award to the highest <br />and best bidder. The factors the <br />Commission may consider when making its <br />award include the size and character of the <br />improvements; the bidder's plans and ability <br />to improve the property with reasonable <br />promptness; whether the property, when <br />improved, will be sold or rented; the <br />proposed sale or rental price; and any other <br />factors it wishes to take into consideration <br />that it believes will best serve the interests of <br />the community from both a human and <br />economic welfare standpoint. <br />14 <br />
