Sample -Ewing Development Area <br />(1) continued... <br />Mr. Schalliol noted that at the March 28 <br />meeting two proposals were received for <br />Parcel 7 in the Studebaker Corridor, one <br />from Bell Parts Supply and one from <br />Ziolkowski Construction. The staff report <br />for the Commission details notes from the <br />presentations and from the project proposals. <br />After carefully reviewing both proposals, the <br />staff recommends awarding the bid for <br />Parcel 7 to Ziolkowski Construction. Staff <br />recommendation is based on several points <br />and conditions. Ziolkowski's business is <br />currently located on property adjacent to <br />Parcel 7; and the proposed use for the site, <br />the size and construction of the new facility, <br />and the general site development plan are <br />consistent with Ziolkowski's facility and the <br />Development Plan for the area. The <br />proposed use is consistent with Ziolkowski's <br />efforts to retain and grow its existing <br />business. The proposed project offers the <br />opportunity to improve the appearance and <br />safety conditions on other quadrants of the <br />block, the opportunity to put the property <br />back into taxable use, and the opportunity to <br />solve the multiple -year disposition issue for <br />this parcel. Additionally, the character of <br />the construction is similar to the intent of <br />the Studebaker Corridor disposition area <br />requirements. <br />Mr. Schalliol noted that the award of the <br />disposition of Parcel 7 to Ziolowkowski <br />should be conditioned on some key points, <br />including but not limited to the following: <br />c, <br />
