6. NEW BUSINESS <br />B. Sample -Ewing Development Area <br />(2) continued... <br />wanted to let the Commission know that, as <br />the 1100 Corporation (owners of the former <br />Studebaker Foundry), they are interested in <br />land in the Oliver Industrial Park contingent <br />upon the Commission's purchase of their <br />existing building. Staff met with Mr. Butler <br />and Mr. Don Nuner regarding interest in the <br />Oliver property. They are interested in a <br />seven to ten acre site and are proposing <br />construction of an approximately 25,000 <br />sq ft building which would also have an <br />outside storage area that would be fenced <br />and screened. The staff recommendation is <br />to obtain at least one appraisal of their <br />property in order to initiate negotiations. In <br />addition, staff will work on identifying a <br />parcel of land that will meet their needs. <br />The first bid was from Hill Truck Sales, Inc. <br />They are interested in a .96 acre site adjacent <br />to the rear of their property located at <br />1011 W. Sample Street. A Performance <br />Guaranty in the amount of $2,210 was <br />submitted with the bid and all requested <br />information was provided. Hill Truck Sales <br />wants to purchase a lot 100' by 420' just to <br />the north of their property— extending west, <br />adjacent to the City of South Bend's <br />Equipment Services Building. Their bid is <br />contingent on purchasing an additional site <br />(50' by 200) from the City of South Bend <br />that is the unused northern portion of the <br />Equipment Services property. The proposed <br />use of the property is for parking and storage <br />of customer and employee vehicles. The <br />staff recommendation is to reject the bid <br />from Hill Truck Sales, Inc. because is does <br />12 <br />
