South Bend Redevelopment Commission <br />Regular Meeting — February 20, 2004 <br />G <br />6. NEW BUSINESS (CONT.) <br />D. Airport Economic Development Area <br />(2) continued... <br />The proposed project is a neighborhood <br />shopping center concept that will provide a <br />commercial node in the northwest part of the <br />county. Phase I of the project would include <br />construction of a 6,000 sq ft building with <br />the expansion capability to 10,000 sq ft. The <br />building construction would start this year <br />with completion and occupancy by year end. <br />Mr. Paul Krizman addressed the <br />Commission and thanked them for the <br />opportunity to submit their proposal for <br />properties located in the US 31 Industrial <br />Park. There is good opportunity in the area <br />for retail shopping types of development. <br />The project will be of type and character that <br />the community will be proud of. <br />Mr. Hunt asked what type of retail shops are <br />anticipated. <br />Mr. Krizman responded that the retail shops <br />would be of a convenience nature; typically <br />a restaurant, a fast food establishment, a hair <br />styling salon and other types of convenience <br />that would cater to the existing traffic and <br />would support the current businesses in the <br />area, as well as anticipate future residential <br />growth that would evolve over the life of the <br />development, making it more of a <br />neighborhood destination center. <br />Mr. Hunt explained that property cannot be <br />sold on speculation and the right of first <br />refusal is not the same as an option. <br />17 <br />
