Redevelopment Commission Meeting <br />Regular Meeting — August 20, 2004 <br />is projected to create 30 -40 jobs, including <br />all three companies. Staff recommends they <br />continue working with Mr. Katz to negotiate <br />a Contract for Sale of Land. This proposal <br />directly matches the goals of the Studebaker <br />Oliver Plow Works development strategy, <br />given the industrial use, the size of the <br />building, and the development plan for the <br />project which allows for doubling the square <br />footage of the building, ensuring that the <br />business can remain in South Bend long <br />term. <br />Mr. Katz displayed the conceptual site plan <br />for the building. He noted that for a number <br />of years Kay Equipment and Supply, which <br />was started in South Bend in 1946, has <br />occupied a space in the 600 block of N. Hill <br />Street. Because of the nature of the <br />neighborhood, its topography and zoning <br />issues, it has been unable to acquire <br />additional property for the purposes of <br />growth. This has led to developing sites <br />outside the City of South Bend, including a <br />site in California. They have made several <br />attempts to have a new building designed for <br />the Hill Street property, but they would need <br />to acquire additional property from owners <br />who were holding on to their property <br />waiting for St. Joseph Medical Center to <br />need them and pay a premium price. So the <br />Hill Street property has been an impediment <br />to growth for the company. Rose Fuel's <br />move to the Oliver Industrial Park inspired <br />Kay Equipment to think of doing the same. <br />Mr. Katz explained that their proposal for the <br />Oliver Lot #7 is to build a building that <br />would house all three of their companies <br />under one roof. The light manufacturing jobs <br />from Los Angeles and Plymouth would be <br />brought to South Bend. The jobs pay about <br />12 <br />
