It has <br />been proposed that a City purchase of the <br />Macri land on South Bend Avenue could <br />involve a land swap, and the Oliver Industrial <br />Park was identified as a property that Macri <br />would be interested in acquiring. Therefore, <br />staff has worked with Macri in anticipation <br />of their submitting a proposal to develop the <br />land, per Commission procedures, so that a <br />contract for sale of land may be drawn up <br />and the acquisition of the property on South <br />Bend Avenue consummated. <br />ILThe proposal submitted by Macri offers to <br />purchase the property at the Commission <br />asking price of $94,350. The development <br />proposed on the site, at the corner of Chapin <br />Street and Oliver Plow Court, is for a <br />building of approximately 35,000 square feet <br />that will house two to three tenants. The <br />desired tenant mix includes showroom, <br />warehouse, and office space for businesses <br />conducting contractor supply and distribution <br />operations. <br />The building will be faced with brick, and <br />will include traditional brick detailing such <br />as corbelling, coining, and arching that <br />mimic the design elements of the former <br />Oliver Boilerhouse located across the street <br />from this site. The building will face Chapin <br />Street and contain a courtyard and brick <br />tower element near the southeast corner of <br />the building. The building will contain office <br />space on a second floor, with windows of <br />those offices facing the site's street frontage. <br />14 <br />
