Redevelopment Commission Meeting
Rescheduled Regular Meeting — October 22, 2004
6. NEW BUSINESS (CONT.)
E. Sample -Ewing Development Area
(1) continued...
continued development of the park. It has
been proposed that a City purchase of the
Macri land on South Bend Avenue could
involve a land swap, and the Oliver Industrial
Park was identified as a property that Macri
would be interested in acquiring. Therefore,
staff has worked with Macri in anticipation
of their submitting a proposal to develop the
land, per Commission procedures, so that a
contract for sale of land may be drawn up
and the acquisition of the property on South
Bend Avenue consummated.
ILThe proposal submitted by Macri offers to
purchase the property at the Commission
asking price of $94,350. The development
proposed on the site, at the corner of Chapin
Street and Oliver Plow Court, is for a
building of approximately 35,000 square feet
that will house two to three tenants. The
desired tenant mix includes showroom,
warehouse, and office space for businesses
conducting contractor supply and distribution
operations.
The building will be faced with brick, and
will include traditional brick detailing such
as corbelling, coining, and arching that
mimic the design elements of the former
Oliver Boilerhouse located across the street
from this site. The building will face Chapin
Street and contain a courtyard and brick
tower element near the southeast corner of
the building. The building will contain office
space on a second floor, with windows of
those offices facing the site's street frontage.
14
