South Bend Redevelopment Commission <br />Regular Meeting — June 17, 2005 <br />— Utility and elevator easements that will be <br />made available are identified. <br />— Lobby features to be made in conjunction <br />with a successful developer bid are <br />identified. <br />— The top level of the garage will be <br />constructed as a ready to build pad for the <br />office development. The top level will <br />have a gross square footage of <br />approximately 22,000 square feet. <br />— Up to 150 parking spaces within the <br />facility will be made available to Class A <br />office tenants at normal parking rates as <br />established by Common Council <br />Ordinance. <br />— The exterior covering of the parking and <br />retail portions of the facility will match or <br />complement the exterior covering of the <br />offices above. <br />— There will be shared common areas for <br />trash pick -up and service deliveries. <br />Mr. Inks advised of an amendment being <br />added to the Bid Specifications. The project <br />specific criteria will include development of <br />30,000 to 45,000 square feet of Class A <br />office space so that the bid specifications are <br />consistent with the offering document. <br />Mr. King clarified with Mr. Inks that the <br />150 parking spaces related to the garage will <br />not be free, but made available at the market <br />rate. <br />Upon a motion by Mr. Downes, seconded by <br />Mr. Blake and unanimously carried, the <br />Commission approved the amended Bid <br />Specifications and Design Considerations for <br />property in the South Bend Central <br />Development Area.
