Znning and Annexation Committee <br />Aprif 9, 2QO7 <br />Page 2 <br />Council Member Pfeifer made a motion, seconded by Dr. Varner that Substitute Bill NO. <br />10-07 be recommended to be continued to May 14t" at the request of the petitioner. <br />The motion passed. <br />Bill No 11-d7 Rezoning of of the Northwest Corner of Ireland Road and Lafayette <br />Boulevard:: <br />Council Member Kirsits called for a report from Area Plan on Bill No. 11-D7. <br />Mark Lyons, as Area Plan staff member reported that the Area Plan Commission held a <br />public hearing on the Bill on March 20, 2007. It is requested a rezoning from 5F1 <br />Single Family and Two Family District to CB Community Business District. The Area <br />Plan Commission gave a favorable recommendation to this request (report attached). <br />Michael J. Danch, President of Dance, Horner & Associates with offices located at 1643 <br />Commerce Drive in South Bend made the formal presentation. The rezoning would <br />permit the construction of a multi-tenant facility. He highlighted portions of the <br />preliminary site plan for the area (copy attached). He stated that the plan shows the <br />new right-of-way. <br />Dr. Varner noted that this area of the city will be very busy in the very near future in light <br />of all the development. <br />In response to questions from Council Member Kirsits, Mr. Danch stated that small retail <br />who would utilize 1,500 square feet to 2,D00 square feet are anticipated. Mr. Gilot <br />added that the Department of Public Works is involved in the traffic collector for this <br />area. He noted that the light at Main Street is temporary. The "grandest plans" call for <br />a tie into the theater complex, but that is not in the immediate plans. <br />Following discussion, Council Member Pfeifer made a motion, seconded by Dr. Varner <br />that Bill No. 11-07 be recommended favorably to Council. The motion passed. <br />Bill No. 07-49 Board of Zonin A eats Petion for the 1708 Block of Burdette: <br />Council Member Kirsits called for a report from the Board of Zoning Appeals on Bill No. <br />D7-49. <br />Dan Fozo, Building Commissioner, reported that the Board of Zoning Appeals held a <br />public hearing on March 15t" and recommends the Bill favorably to Council. <br />In response to a question from Dr. Varner, Mr. Fozo noted that he anticipates more <br />requests for PUDs. <br />
