STAFF REPORT April 7, 1997 <br /> Initiated by the Area Plan Commission 1765-97 <br /> Location: generally between Washington <br /> Street on the south, Roger Street on the <br /> north, Olive Street on the east, and <br /> Kaley Street and Kaley Street extended <br /> on the west. <br /> City of South Bend <br /> REOUESTED ACTION: This is an Area Plan Commission initiated <br /> petition to rezone from "B" Reaidential, "A" <br /> and "B" Height and Area, "C" Commercial, "C,D, <br /> and F" Height and Area, "D" Light Industrial, <br /> "C" and "F" Height and Area, and "E" Heavy <br /> Industrial, "F" Height and Area to "A" <br /> Residential, "A" Height and Area to allow the <br /> appropriate zoning to reflect the existing <br /> uses of the area. <br /> PRELIMINARY <br /> STAFF RECOMMENDATION: Based on information available prior to the <br /> public hearing, the Staff recommends that this <br /> petition be sent to the Commmon Council with a <br /> favorable recommendation. The initiation of <br /> this rezoning plan is based on the large <br /> number of inconsistences of existing uses with <br /> the present zoning district designations. A <br /> large portion of the properties within the <br /> petition area are single family homes that are <br /> currently zoned "B" residential, "C" <br /> commercial and "D" light industrial. The <br /> proposed rezoning would bring this <br /> neighborhood's current uses in line with the <br /> proper zoning, and at the same time protect <br /> the viability of the residential areas. <br />
