<br /> located generally between Washington Street on the south, Roger Street on the
<br /> north, Olive Street on the east, and Kaley Street and Kaley Street extended on

<br /> Dear Council Members:
<br /> The above referenced ordinance initiated by the Area Plan Commission was legally
<br /> advertised on April 3, 1997. The Area Plan Commission at its public hearing on
<br /> April 15, 1997, took the following action:
<br /> Upon a motion by Bruce Huntington, being seconded by Beverly Crone and carried,
<br /> the proposed ordinance initiated by the Area Plan Commission to zone from "B"
<br /> Residential, °A" and "B" Height and Area, "C" Commercial, "C,D, and F" Height and
<br /> Area, "D" Light Industrial, "C" and "F" Height and Area, and "E" Heavy
<br /> Industrial, ��F" Height and Area to "A° Residential, "A" Height and Area, property
<br /> located generally between Washington Street on the south, Roger Street on the
<br /> north, Olive Street on the east, and Kaley Street and Kaley Street extended on
<br /> the west, City of South Bend is sent to the Common Council with a favorable
<br /> recommendation. The initiation of this rezoning plan is based on the large
<br /> number of inconsistences of existing uses with the present zoning district
<br /> designations. A large portion of the properties within the petition area are
<br /> single family homes that are currently zoned "B" residential, °C" commercial and
<br /> "D" light industrial. The proposed rezoning would bring this neighborhood's
<br /> current uses in line with the proper zoning, and at the same time protect the
<br /> viability of the residential areas.
<br /> The deliberations of the Area Plan Commission and points considered in arriving
<br /> at the above decision are shown in the minutes of the public hearing, and will be
<br /> forwarded to you at a later date to be made a part of this report.
<br /> Attached, for your consideration in the review of this matter, is a copy of the
<br /> Area Plan Commission's Staff Report.
