South Bend Redevelopment Commission <br /> Regular Meeting—February 22, 2010 <br /> 6. NEW BUSINESS (CONT.) <br /> E. South Bend Central Development Area <br /> (3) continued... <br /> Staff has been working for many years to <br /> assemble, clear, and prepare this site for <br /> redevelopment. With all the many projects <br /> we have happening on Western Avenue over <br /> the next several years, we feel development <br /> there would be a good anchor to the eastern <br /> end of those improvements, including <br /> Coveleski Stadium's new main entrance; <br /> proposed improvements to the former <br /> Harmon Glass and Richey's Radiator <br /> properties; renovation and reuse of the <br /> commercial properties on the southeast <br /> corner of Taylor and Western by the Granger <br /> Community Church; building and site <br /> improvements to the South Bend Housing <br /> Authority properties; construction of the <br /> Kroc Center at Chapin and Western; and <br /> construction of a new intersection at Walnut <br /> and Western. <br /> Mr. Schalliol noted that this option proposal <br /> presents the Commission with an opportunity <br /> to sell a key parcel at a highly trafficked <br /> downtown crossroads to a highly qualified <br /> development team proposing to bring a <br /> national retail use to the central business <br /> district. The structure of this agreement <br /> provides all parties with the opportunity for <br /> great reward at minimal risk. Staff <br /> recommends approval of the Purchase Option <br /> Agreement with Main at Western Ventures, <br /> LLC. <br /> Mr. Downes asked if the staff has worked <br /> with this developer before. Mr. Schalliol <br /> responded that it has, on several occasions, <br /> 10 <br />
