a <br />L= <br />y <br />1.3 Contract Documents and Project Manual (Continued.) <br />Of significant distinction, is the concept in of itself, in providing a traditional Irish Inn and <br />Pub combined in a singular offering up- scaled lodging, a full service restaurant within a <br />traditional Irish Pub, with outdoor dining and a Blarney Everything Irish Gift Store, <br />providing the best in Irish hospitality and staffing. <br />1.4 The Irish Pub Concept ( "IPC ") <br />The Irish Pub Concept ( "IPC ") has in the past four (4) years been brought to the United <br />States, having been previously developed worldwide, by Guinness Brewing Company and has <br />enjoyed immediate market acceptance in several locations in the Chicago area that have <br />opened in the past three (3) years such as: The Kerry Piper in Willowbrook, Fado's in <br />downtown Chicago, McNallys in downtown St. Charles, and Elmhurst, Quigley's in <br />Naperville, The Curragh in Schaumburg, Johnny O'Hagan's, the Irish Oak, Chief O'Neills, <br />and Cullen's Pub, all in Chicago. While no two Irish pubs look alike, they all have similar <br />features. The design and decor (tables, snugs, bar casework, display cases, wall treatment, <br />and fixtures) replicate fixtures and surroundings that one would find in Dublin. In addition <br />to .the authenticity of design, the pubs market real Irish drinks, many food dishes that are <br />native to Ireland and, of course, they feature live Irish music and entertainment. <br />The recent success of Irish based major films, the Riverdance, the Irish Tenors, various Irish <br />Fests and the Fleaghs (festivals) sponsored by The Guinness Brewing Company have <br />generated a strong awakening to many aspects of the Irish culture further serving to strongly <br />kindle and peak the public's awareness and the financial success of these authentic Irish <br />Pubs. The Irish beverages include up to eight (8) different beers and ales on tap that are <br />imported from Ireland and the United Kingdom. There are no televisions sets above the bar <br />and no Monday Night Football. Conversation, Irish Music and food, hospitality and <br />kinship attract the patrons, with waiting lines and standing room only common in these <br />pubs. (SEE: The Irish Pub Concept Graphics following this sheet) <br />1.5 The "Inn" <br />The "Inn" component will be a "high -end" lodging experience that will attract the Corporate <br />executive during the week and couples & families on the weekends. The spacious guestrooms <br />and suites will feature designer case goods, four poster beds and plush linens, and offer all the <br />amenities that are normally found in a 5 -star hotel from whirlpool baths, "On- Command <br />TV Service ", plush-bathrobes and turn -down service to signature toiletries. The rooms-will <br />also be high tech or "smartrooms ". <br />ES.3 <br />
