part of the Landlord without first giving written notice by certified or registered mail, return <br /> receipt requested, to such assignee, to the attention of the mortgage loan department, <br /> specifying the default in reasonable detail, and affording such assignee a reasonable <br /> opportunity to make performance at its election for and on behalf of the Landlord. <br /> In the event of a default by the Landlord under this Lease,the Tenant shall promptly <br /> provide Landlord with Notice of Default identifying with reasonable specificity the term <br /> or condition of the lease, or other reason for default permitted by law. Landlord shall <br /> have a reasonable time in which to cure the default. If Landlord has not cured the default <br /> or notified Tenant within 30 days of the date of Notice of Default of the steps it intends <br /> to take to cure the default, provided the steps are reasonable, and as such, acceptable to <br /> Tenant Landlord shall pay, provided Tenant has complied with the terms for Notice of Default, <br /> any costs, charges, and expenses including reasonable fees of attorneys, agents and others retained <br /> by Tenant incurred in enforcing any of Landlord's obligations under this Lease or incurred by the <br /> Tenant in any litigation, negotiation, or transaction involving the Landlord in which the Tenant <br /> becomes involved or concerned without the Tenant's fault <br /> 22. LIABILITY INSURANCE. <br /> The Tenant shall have the right to self-insure, the City of South Bend carries a blanket <br /> insurance policy covering property in which the City holds an interest, which shall include <br /> the Premises. In addition, the City is a municipal corporation that is self-insured under <br /> provisions of Indiana statutes and local ordinance. Specifically, the City of South Bend is <br /> covered by a non-reverting insurance premium and liability reserve fund created by the City <br /> of South Bend,Ordinance § 6657-79, pursuant to Indiana Code 34-13-3-4, as amended from <br />
