The preparation of 3-D computer model images of the project (interior and exterior). <br />These can be developed at an hourly rate. <br />g. Variances, easements and/or rezoning are not included, but can be provided if <br />requested by the Owner. <br />h. Detailed Architectural Design Development and Construction Document consultation, <br />(Phase 11) is not included in the Phase I Preliminary Design Consultation, but will be <br />provided once the exact scope of this next phase has been identified, as requested by <br />the Owner. <br />i. Structural, Mechanical and Electrical engineering is not expected and not included in <br />Phase I or Phase 11. <br />j. Bidding and/or Construction Administrative Phase services are not included in the <br />Phase I Preliminary Desigiin Consultation, but can be provided as part of the Phase 11 <br />Consultation. <br />k, Identification or evaluation of environmental conditions or hazardous materials is not <br />included. <br />1, A State submittal is not anticipated. Plans wiill be sent to the City of South Bend, Building <br />Department for review/approval in Phase H. <br />Vill. OWNER RESPONSIBILITIES: <br />A. The Owner shall provide full information regarding requirements for the project. <br />B. The Owner shall establish and update an overall construction budget for the project <br />including reasonable contingencies. <br />IX. PAYMENTS: <br />A. Payments are due and payable 30 days from the date of the Architect's invoice. Amounts <br />unpaid 30 days after invoice date shall bear interest at a irate of 1.5 %/ni <br />This proposal is valid, 35 days from the date of the Agreement.
