PROPOSAL FOR IGNITION PARK EARLY DESIGN SERVICES <br />25 November 2010 <br />This proposal was prepared for Geri Hathaway. <br />Meant as an attachment to the Proposal Summary letter dated 20 September 2010, this official <br />Proposal outlines the suggested and quoted scope of work to be performed by BSA LifeStructures <br />and /or its sub - consultants. This Proposal however is non - binding, and if accepted as denoted by <br />both parties' signatures, will be followed with an executed design contract. <br />PARTA: Land Use Planning /Assessment <br />• Evaluate and determine the inventory and adequacy of the existing information available <br />for the current +/- 80 acre site and a possible expansion to the site of +/ -40 acres (i.e. <br />existing surveys, Phase 1 investigations, soil borings, traffic studies, growth projects) <br />• Evaluate the impacts to the site as a result of physical and legal factors (i.e. zoning, <br />easements, utilities, right -of -ways, topography, storm water detention) <br />• Perform (at the expense of the owner) any additional surveys or assessments needed to <br />complete a constraints plan for the current site. <br />• Meet with local government entities to discuss future use of the property and <br />access /connections to adjacent roads and districts outside of the project site. <br />• Develop an opportunities plan that defines the buildable limits of the site and responds to <br />the current "Draft" version of the PUD document for the site and your desire for a <br />sustainable campus. <br />• Develop sustainable guidelines for the future development of the site. <br />• Develop an 11X17 booklet of narratives and drawings outlining the Land Use Plan for the <br />site. <br />• Present the Land Use Plan to the Owner and Key Stakeholders for review and comments. <br />PART B: Visioning and Master Planning <br />• Utilize the Land Use Plan as a roadmap to begin to layout the campus environment on the <br />site creating a sustainable Campus Master Plan (i.e. determine phasing, building <br />footprints and massing, aesthetic values and uses of the buildings). <br />• Meet with the Key Stakeholders to develop an aesthetic language and sustainable goals <br />for the buildings, which can be utilized to craft the "Architectural Guidelines" for the PUD <br />district and the Park. <br />• Develop 3- dimensional renderings of the site and the specific buildings on the site to <br />show the character, possible materials and scale of the buildings as well as the overall <br />campus -like feel of the environment. <br />• Develop an 11X17 booklet of narratives and drawings outlining the Master Plan for the <br />site. <br />
