Laboratory Incubator I Indiana University I Bloomington, IN <br />Dedicated to developing new <br />technology -based companies and <br />advancing research activity in <br />Bloomington, this laboratory incubator <br />supports Indiana University's research <br />and life science missions and fosters <br />business activity that benefits the <br />community and state. <br />Flexibility is a key ingredient in the <br />design, with 25,000 SF of office, <br />dry lab or wet lab space that can be <br />built out and adapted quickly for new <br />companies. <br />Spaces include a large meeting room, <br />office space, Pervasive Technology <br />Laboratory (with Advanced Network <br />Management space and office space), <br />leasable dry labs, leasable wet labs <br />and wet lab support. <br />The design provides spaces for shared <br />use, such as a large 50- person meeting <br />room, various -sized conference <br />rooms, a break room, server room and <br />autoclave room. <br />The dry labs on the first floor and the <br />wet labs on the second floor have been <br />grouped together and can easily be <br />subdivided to lease in increments of <br />300 square feet, providing flexibility <br />to lease them individually or as <br />larger lab spaces. The structure can <br />accommodate heavy research work <br />and vibration sensitive equipment. <br />The orientation, scale, and layout of <br />the design respect the precinct master <br />plan and adjacent buildings. The simple <br />building form conveys a straight- <br />forward organizational layout with a <br />central circulation spine that anchors <br />the north and south wings. <br />The main entrance creates a dramatic <br />and transparent lobby element to <br />invite and engage staff and visitors. <br />The facility is designed to obtain <br />LEED® Silver certification while <br />accommodating a future 30,000- gross- <br />square -foot expansion. <br />BSA LifeStructures teamed with <br />Messer Construction for this design - <br />build project. <br />Size <br />40,000 SF <br />Construction Cost <br />$8,000,000 <br />Completion Date <br />May 2009 <br />
