Emerging Technologies Center I Indiana University I Indianapolis, IN <br />Size <br />63,000 SF (new) <br />Construction Cost <br />$4.7 million <br />Completion Date <br />August 2003 <br />Synergy is the act of combining forces to <br />create a stronger entity than the sum of <br />its parts. That's the philosophy behind the <br />Emerging Technologies Center, a highly <br />successful business incubator focused on <br />developing new life sciences companies. <br />Located downtown overlooking the <br />Canal Development, ETC offers access <br />to affordable well - equipped office <br />space, business advisors, management <br />expertise, and venture capital. The <br />facility symbolizes the beginning of a <br />life sciences corridor that contributes <br />to Indianapolis' booming life sciences <br />industry. It provides direct connections <br />to the research capabilities of the Indiana <br />University School of Medicine as well as <br />human and technical resources required <br />by newly formed companies. <br />The fast -track project renovated a <br />warehouse into laboratory space in six <br />months. In addition, a second level and <br />systems infrastructure for research and <br />production needs were added. <br />A low lease cost per square foot makes <br />the incubator appealing to startup <br />businesses. In its first year, the 85 <br />percent occupancy exceeds the owner's <br />initial goal of 50 percent. <br />
