South Bend Redevelopment Commission <br />Regular Meeting –October 15, 2010 <br /> <br />6. NEW BUSINESS (CONT.) <br /> <br />D. Airport Economic Development Area <br /> <br />(1) continued… <br /> <br />site. Staff proposes to keep the building and <br />make some minor repairs like sealing the <br />roof and the façade, cleaning and clearing the <br />interior of the building, basic site demolition <br />of the property to the north and south. Once <br />this work is complete, the staff would <br />recommend placing the property on the <br />market with some minor conditions to <br />encourage a sale of the property. There has <br />been some interest in the property by a <br />nearby business. <br /> <br />As part of this recommendation, staff has <br />requested a professional service proposal <br />from Wightman Petrie to prepare <br />refurbishment plans and specifications for the <br />structure. Building improvements would be <br />bid yet this year with site improvements to be <br />bid and made in winter/spring 2011. <br />Wightman Petrie’s proposal is in the amount <br />of $21,315.00. Staff requests approval at a <br />not-to-exceed limit of $23,000. <br /> <br />Ms. King asked if the cost of making the <br />improvements is included in the $23,000. <br />Mr. Relos responded that they are not. An <br />estimate for the actual improvements is <br />$75,000. <br /> <br />Ms. King felt that a fee of $23,000 is high for <br />writing specifications for a $75,000 job. Mr. <br />Relos agreed that it seems so. He suggested <br />there might be some environmental testing <br />included in the fee. <br /> <br />Mr. Downes summarized the cost choices as <br /> 17 <br /> <br />
