South Bend Central Development Area <br /> <br />(3) continued… <br /> <br />South Bend Central Development Area <br />(SBCDA). The western part of this site is i <br />in the SBCDA, while the eastern part is not. <br />The East Bank Plan Phase II (Howard Park <br />neighborhood plan) identifies this site for <br />future development of residential housing. <br /> <br />As part of the planning process for the <br />expansion and inclusion of this entire site in <br />to the SBCDA, a cost estimate is needed. <br />For this reason, we have solicited quotes to <br />appraise the property. The attached <br />appraisals are the two low quotes. <br /> <br />This property contains 12 parcels, is <br />separated by a road, has different zoning <br />classifications, and includes the current <br />buildings of the old maintenance facility. <br />Because of the difficulty in appraising this <br />property, the quotes by appraisers are higher <br />than the Commission’s contract limits. <br /> <br />Staff requests approval of the two low <br />appraisal quotes from Christopher Michaels <br />Appraisals and Waszak Appraisals in the <br />amounts of $7,750 and $6,400 respectively. <br /> <br />C <br />Upon a motion by Mr. Downes, seconded by <br />OMMISSION ACCEPTED THE PROPOSALS FROM <br />CMA <br />HRISTOPHER ICHAELS PPRAISALS AND <br />Ms. King and unanimously carried, the <br />WA <br />ASZAK PPRAISALS FOR THE SCOPE OF <br />Commission accepted the proposals from <br /> <br />SERVICES AND FEES PROPOSED <br />Christopher Michaels Appraisals and Waszak <br />Appraisals for the scope of services and fees <br />proposed. <br /> <br /> <br /> <br /> 11 <br /> <br />
