South Bend Redevelopment Commission <br />Regular Meeting -June 18, 2010 <br />July 1, 2011 with the following changes: <br />An increase of $175.83 per month rent <br />A monthly decrease in the CAM fee <br />$193.86. Two items drastically lowered <br />CAM: <br />1. A renegotiated contract for refuse <br />collection that was very positive for us <br />and; <br />2. The re-lamping of the exterior of <br />the building with energy conserving long <br />life lamps. <br />The net change in The Vine's monthly <br />payment is a decrease of $18.03. <br />Upon a motion by Ms. King, seconded by <br />Mr. Alford and unanimously carried, the <br />Commission approved the First Amendment <br />to Vine Restaurant Lease. <br />(2) Proposal for professional services in the <br />South Bend Central Development Area. <br />Mr. Schalliol noted that the Commission has <br />used the Buxton Company to do several retail <br />studies for the city in recent years. We <br />would like two of those studies to be <br />updated: the Community ID first completed <br />in 2006, and a 2-minute drive time analysis <br />to better understand the difference between <br />the daytime downtown population and the <br />night time population. The second part of the <br />scope of services would be a grocery store <br />saturation study, citywide. The fee for the <br />scope of services is $45,000. Staff requests <br />approval of snot-to-exceed amount of <br />$54,000 in case staff feels the need to do up <br />to three site specific studies. <br />Mr. Schalliol noted that the update will be <br />useful to the new downtown recruitment <br />COMMISSION APPROVED THE FIRST <br />AMENDMENT TO VINE RESTAURANT LEASE <br />4 <br />
