It is our understanding that this project will <br />consist of analyzing the existing residential properties to the west of Oliver Industrial Park to determine <br />how they may be accessed, utilized within the industrial park, and aesthetically buffered from the adjacent <br />neighborhood. Construction plans will then be provided to execute the results of the planning effort. <br />These plans will be incorporated into the construction documents for the Oliver Trail and the Chilled Plow <br />Memorial project. <br />Task 1: Topographic Survey: <br />a) Topographic Survey: This work will include a detailed topographic survey of the above-mentioned <br />area to delineate existing conditions, features, infrastructure, and grade elevations. This survey will <br />be used as a base for improvements and landscape screening application. <br />Cost for this task would be $3,900 <br />Task 2: Analysis and Planning: <br />a) Site Analysis: This will include a detail analysis of the existing conditions such as infrastructure, <br />vegetation, soils, surface drainage, and utility access in the outlined area. This information will be <br />utilized during the planning phase to make determinations on infrastructure need, access, and land <br />use. <br />b) Land Use Planning: Being that these properties are being incorporated into the Industrial Park; we <br />will utilize input from City staff and the site analysis to determine the highest and best use for the <br />property. This will include pedestrian and vehicle access, and future infrastructure need. <br />c) Landscape screening & buffer: This will include designing a landscape buffer on the west side of <br />the Industrial Park, along Arnold Street.
