South Bend Redevelopment Commission
Regular Meeting –April 9, 2010

adjoining property, is anybody from the City
taking a look at the care that they take of the
current pond? It is ugly and polluted. I don’t
see how anybody can say that his value or
her value remain the same. His property
would go from like $150,000 to zero. Who
would want to live next to a sewage dump? It
is an eyesore, it is so nasty.

Mr. Ward
: I do know that it is a very
important thing to study. I know a person
who knows a property on U.S. 31, they paid
over $200,000 for it. The very first offer was
less than $200,000, then they came in with
eminent domain, and said you have to sell.
We’ll offer you $180,000, it was way less
than he paid for it. They gave an additional
$5,000, and this is…

Mrs. Jones
: This is the State.

Mr. Ward
: This is State. This has nothing to
do with the State?

Ms. Jones
: None.

Mr. Ward
: Eminent domain will never step
in?

Ms. Jones
: Right. We don’t have eminent
domain. The State has it for right of way for
the streets and things but we don’t.

Mr. Ward
: The State wasn’t offering him
the value—and he paid taxes for years.

Ms. Jones
: I am only familiar with the
regulations that we …

Mr. Ward
: They’re offering people I’m
sitting next to less money than it’s worth
to…than they had offered, on the same street.
30
