1. TERM: The term of the Lease of the Premises shall be for 12 months commencing <br />January 1, 2017 and ending December 31, 2017, unless sooner terminated as provided <br />herein. The term of this Lease may be extended by mutual agreement of the Landlord and <br />Tenant. <br />2. USE: The Premises shall be occupied and used by the Tenant for the ATF <br />(Disarmed Taskforce), office and for no other purpose. <br />3. Rent: The Tenant shall pay the Landlord as rent, without any setoff or deduction <br />whatsoever, the sum of $10,175.00, payable in one lump sum payment on the first day of <br />February during the term of this lease. Unpaid rent shall bear interest at the rate of 12% per <br />annum from the date due until paid. <br />4. PARKING: The Landlord shall grant to the Tenant 9 surface parking spaces <br />available on the building site and adjacent site, to be used by the Tenant and its employees <br />and guests, at no additional cost to the Tenant. The Landlord reserves the right to designate <br />the parking spaces lcased to Tenant under this Section. The Tenant agrees that the Landlord <br />has no liability for securing the parking lot or for automobiles parked in the lot by employees <br />or invitees of Tenant. <br />5. SERVICES TO BE PROVIDED BY THE LANDLORD: the Landlord shall <br />provide the following services to the Premises during reasonable business hours: <br />A. Heat and air conditioning equipment to provide, in the Landlord's judgment, <br />comfortable occupancy within government regulations, of the Premises under normal <br />business operations. Wherever heat -generated machines or equipment are used or business <br />operations are conducted in the Premises which, in the judgment of the Landlord, affect the <br />temperature otherwise maintained by the air conditioning systems, the Landlord reserves the <br />right to modify said system, including the installation of supplementary air conditioning <br />units in the Premises, and the cost and expense of the modification to said system, and any <br />
