OFFICE LEASE <br />AGREEMENT <br />'I"lae parties to this Lease Agreement (" Lease"), entered into on January 1st, 2017, between <br />Shein Realty LLC ("Landlord"), and the City of South Bend as agent for the ATF Disarmed <br />Taskforce ("Tenant"), hereby agree as follows: <br />1. PREMIES; PREPARNFION: <br />A. The Landlord hereby leases to the Tenant and the Tenant accepts that part <br />of the Jefferson Hill Building, Lot 1 Jefferson and Hill minor subdivision located at 125 S. <br />Hill St. in South Bend, Indiana, 46617 ("the Building") as show on the floor plan attached <br />hereto as Exhibit A containing approximately 767 s.f. of rentable space (the "Premises"). <br />B. On or before the date the term commences, the Landlord shall cause the <br />Premises to be completed in accordance with the terms and conditions of the "'Tenant <br />Improvement Work Letter" attached hereto as Exhibit B. The Landlord will not be liable to <br />the Tenant for damages nor will the Tenant be relieved from any obligations under this <br />Lease if the Landlord is prevented from completing the Premises ready for the Tenant's <br />occupancy on the date the term commences because of strifes, lockouts, labor controversies, <br />accidents, inability to obtain fuel or supplies, the holding over or retention of possession of <br />the Premises by a prior tenant or occupant or any other cause beyond the reasonable control <br />of the Landlord. In such event, however, the rent hereunder shall abate on a per diem basis <br />until the Premises are so completed, unless the cause for delay is the result of the Tenant's <br />request for materials, finishes, or installations other than the Landlord's standards, the <br />Tenant's changes in the work to be performed by the Landlord and not approved by the <br />Landlord, the performance by the Tenant or any person employed by the Tenant of any <br />work in the Premises, or any other cause within the reasonable control of the Tenant. <br />
