Indiana Avenue
Ayoka Paek, Building Department with offices at 125 Lafayette Street, stated, This special
exception application for a duplex in an SF-2— Single Family/Two (2) Family District—comes
to you with a favorable recommendation from the Area Board of Zoning Appeals. It was initiated
first by the owner of the property. They inquired about the legal non-conforming status of the
property. She was unable to verify that process, so she is going through this special exception
process. There were persons at the ABZA meeting that spoke in remonstrance of the application.
Concerns were raised about the overall effect the duplex would have on the surrounding area, as
well as the current condition of the property. Concerns were also raised about the possible
increase in on-street parking and increased traffic. The findings of fact from the ABZA meeting
addressed the concerns raised by the neighborhood. To be used as a duplex, the owner must
make sure they are meeting all the code requirements. Duplexes require two (2) on-site parking
spaces per unit, so four(4) total. There is no reason to believe they are not able to meet that
455 County-City Building•227 W.Jefferson Boulevard•South Bend,Indiana 46601
Phone 574-235-9221 •Fax 574-235-9173•TDD 574-235-5567•www.SouthBendIN.gov
JENNIFER M.COFFMAN ALKEYNA M.ALDRIDGE JOSEPH MOLNAR
CHIEF DEPUTY/DIRECTOR OF DEPUTY/DIRECTOR OF POLICY ORDINANCE VIOLATION CLERK
OPERATIONS
